Top Appreciating Subdivisions in Cary/Apex

Out of the top 20 highest appreciating subdivisions, 17 of them are in Raleigh. The other 3 are in the Cary/Apex area. Like I said earlier, if your neighborhood didn’t make the list, that doesn’t necessarily mean it wouldn’t have ranked as high as these neighborhoods. There just may not have been enough sales to provide accurate data.
Knollwood Estates
Like all highly appreciating areas, Knollwood is in a phenomenal location. Just one walkable mile (sidewalk or greenway) from Downtown Apex and bordering Highway 64, Knollwood has a lot of things going for it. Knollwood is convenient to all the amenities of downtown Apex, including the Halle Cutural Arts Center, restaurants, coffee shops, bakeries, breweries. It is also accessible to the Eva Perry Library through the back of the subdivision. The central location and close proximity to highways makes it easily commutable to other parts of the Triangle.
Prices in Knollwood range from about $170k for 1300 square feet to around $290k for 2000 square feet. These homes were built in the late 1960’s and early 1970’s.

MacGregor Downs
MacGregor Downs is a beautiful mixture of tastefully built custom homes from the 60’s, 70’s and 80’s, interspersed with more modern upscale homes in a Country Club atmosphere. The grounds are stunningly beautiful, the golf course well-respected and as perfectly located as Knollwood, just across the road.
It is still occasionally possible to buy a vacant lot in MacGregor for around $300k, the median home price is around $700,000, although it is possible to find attached homes in the $300k range.

Greenwood Forest
Located in Cary, in the Southeast corner of the Maynard Loop and an easy walk to the Cary Town Center Mall, Greenwood Forest hasn’t seen the last of it’s growth. With the coming development of Cary’s Eastern Corridor and Ikea’s announcement earlier this year, this location will only continue to grow in desirability.
Prices in Greenwood Forest range from $170k (for a complete fixxer upper) to $350k+ (for fully remodeled) and sizes are about 1700 square feet to about 2400.
