1. Market Analysis
All real estate agents will do a market analysis on your home prior to bringing it to market. It is how agents determine a probable sale price for your home. (If you want to learn why you should not rely on algorithms used by companies such as Zillow or Redfin, click here.)
A comparable market analysis (CMA) looks at recently and nearby sold homes similar to your home. Adjustments are made to the sale price of those comparable properties (comps) according to how they differ from your home. This analysis provides a base range where your home is likely to sell.
2. Profit Maximization
Is it worth it to change your light fixtures? To update your bath? To update the countertops in your kitchen?
Our Profit Maximization Analysis (PMA) goes one step beyond the traditional Comparable Market Analysis (CMA), showing you the cost of different improvements and the likely return on that investment.
If it makes sense to you to do those improvements, we can manage the project for you and even provide a low-interest loan for the project, with no money out of pocket until closing. Or you can do it yourself – it’s up to you!
3. Staging and Decluttering
No one likes to get their home ready for market. It’s a pain. But, the highest sale price is achieved when the most buyers are willing to compete for your home. Which means you have to get it ready for them.
Those potential buyers first need to be awed when they see your home on the internet. That initial excitement needs to be justified when they walk through the front door for the first time.
The PMA details the steps needed to make your home look like it was staged for a magazine shoot. We don’t just tell you what needs to be done, we will come in and make it happen. Our team will clean, declutter, and stage your home for photographs, as well as give you the resources to keep it looking showroom ready as buyers tour your home.
