How much money do I need for a deposit when buying a home in Cary NC

In North Carolina, in most cases, you’ll need two deposits for existing homes for sale. The first deposit is the due diligence deposit. The due diligence deposit is negotiable and will vary based on how competitive the specific property is. Cary is a very competitive area, and that is going to impact how much of a deposit you’ll need. Because the due diligence deposit is non-refundable, the amount of your deposit communicates to the seller how likely you are to back out of the contract. If you make it too low, they won’t see the contract as a viable contract.

I spoke with our lead buyers agent, Liam O’Leary, about how much he recommends buyers offer for their due diligence deposit in Cary NC. His recommendations vary based on the specific house his buyers are considering. In competitive situations where the home has been on the market for 2 weeks or less, Liam will generally recommend between $7000 and $10,000 for the due diligence deposit. But even those numbers come with caveats. If you really want the house, the offer would be more on the high side. If you would be fine if you didn’t win that offer and just move onto the next one, you’ll be closer to the lower end.

Stale Properties

Liam’s recommendations also change for properties that have been on the market longer than 2 weeks and again for properties that have been on the market longer than a month. Also, you’ll need to balance the amount of the due diligence deposit with your offer price. If you’re offering a really high price, your deposit can be lower. If you’re offering a really low price, you’ll probably want to increase the amount of your due diligence deposit. Other terms of the offer can come into play as well. For example, if you make your closing date longer than 30 days, you’ll probably want to increase the amount of the deposit. 

The second deposit is the earnest money deposit. This one is a little less competitive since it is a refundable deposit, under certain conditions. Liam generally recommends a $2000 earnest money deposit in Cary NC. 

What inspections should I get when buying a home in Cary NC

The inspections that we recommend when buying a home in Cary NC are: 

1) a general home inspection. You always want to start your due diligence by doing a general home inspection. This can save you a lot of money in additional inspections. The general inspector will do some preliminary tests that will tell you if you need a specialist. It’s kind of like going to your general doctor before going to a specialist. 

2) a pest inspection. We always recommend getting a pest inspection to test for wood destroying insects, like termites, in North Carolina. 

3) a radon inspection. Radon is really easy to mitigate and it’s important to test for it because it causes cancer with prolonged exposure. A radon test usually costs less than $200. 

Are homes for sale in Cary NC receiving multiple offers? 

Homes for sale in Cary NC have some of the highest rates of competing offers in the Triangle. About 32% of homes for sale in Cary NC receive at least more than one offer. For new construction homes for sale in Cary NC, only 3% of properties listed receive more than one offer. 

How do you know if a home will have a competing offer? 

While competing offers are most common in the most popular Cary neighborhoods, you can’t always tell if there are competing offers on a property. But the best way to find out is to call the listing agent and ask.

It’s important to note, though, that whether there are competing offers is confidential. The listing agent isn’t allowed to disclose that information without the permission of the seller. Sometimes the sellers want people to know. And sometimes they prefer not to disclose that information. An experienced buyer’s agent can sometimes sleuth out what is happening behind the scenes.
