How much money do I need for a deposit when buying a home in Holly Springs NC
In the North Carolina standard purchase contract, there are two different deposits. One is refundable and one is non-refundable. Both of the deposits are negotiable, and you’ll decide how much to offer for them based on how much competition there is for that specific property (as well as how much money you have to pay for your deposits). You’ll also need to keep some money aside for your inspections. At the time of this writing, Liam O’Leary, lead agent for Harmony Realty recommends offering between $7000 and $10,000 for a home in Holly Springs that has been on the market for 2 weeks or less. However, markets change constantly so we definitely recommend speaking to a real estate consultant about your specific needs before making an offer. Also, for properties that have been on the market longer or properties that aren’t in great condition, you’ll want to structure the offer differently than for a home that is newly for sale and in great condition. If you want to talk to a real estate strategist, you can schedule a consultation here.
What inspections should I get when buying a home in Holly Springs NC
When purchasing a home in Holly Springs, we recommend the following inspections:
- General Home Inspection: Begin with a general home inspection to identify any potential issues and determine if further specialized inspections are necessary. Think of it as your first step, much like visiting a general practitioner before consulting a specialist.
- Pest Inspection: In Holly Springs, it’s important to have a pest inspection to check for wood-destroying insects such as termites. This step helps safeguard your investment.
- Radon Inspection: Testing for radon is essential due to its cancer risks from prolonged exposure. The inspection is straightforward and typically costs under $200. And if you do find radon, don’t worry. It’s very easy to fix.

Competing offers are common on homes for sale in Holly Springs. About 26% of existing homes for sale in Holly Springs receive 2 or more offers. The most popular neighborhoods in Holly Springs NC are the most likely to get competing offers. In fact, 12 Oaks and Sunset Ridge received more competing offers than any other neighborhood. But that doesn’t mean that every home in every popular neighborhood will receive competing offers. The list price, condition, staging and photo quality are big indicators of whether a home will be competitive or not. As Holly Springs has grown, the amenities in the town have really expanded. In 2015, Holly Springs built the Ting Stadium as part of the Ting Athletic Park. The stadium is home to the Holly Springs Salamanders and hosts minor league games throughout the season. It’s a great place to get together with family and friends to enjoy a day at the ball park for and really adds to the small charm of the town. Even though it’s growing, the planners have done a great job of maintaining the “village” feel. Other popular parks are Bass Lake and Sugg Farm where all the town events and celebrations happen throughout the year.
Holly Springs has some really incredible schools and since the population growth has been so recent, most of the schools here are relatively new. You can choose from traditional model schools, schools with a year round calendar, or charter schools like Pine Springs Preparatory Academy. If you’re not sure what the difference is between those options, I did a breakdown of the different types of schools in Wake County here.
