Because there are so many neighborhoods, I’ve just put the 55+ communities in Raleigh proper and in a few of the small towns around Raleigh on this page. You can find all the other 55+ communities in the Triangle, organized by town, on this page here.
If you’re looking for a 55+ community in Raleigh or in the areas around Raleigh, you’re probably a little overwhelmed. Because there are a TON of 55+ communities in the Raleigh area. There are currently 57 of them and I have heard of a couple of new ones that will be coming to the Raleigh area soon.

Raleigh
Auburn Village homes for sale
Auburn Village is a 55+ community in Raleigh. It’s good to know that this community has a Raleigh address, but it’s situated halfway between Garner and Clayton. It’s feels a little bit in the country, when you drive out there but it’s only 20 minutes to downtown Raleigh, and only 10 minutes from White Oak Shopping Center in Garner, which has every big box store you could image.
- Price Point: $380k – $600k
- Amenities: clubhouse, saltwater pool, fitness center, patio, bocce ball, pickleball, neighborhood lake with walking trails, picnic area, fully maintained lawns
- Home style: Single family homes and villas
- Home Sizes: 1400 – 2700 square feet
- Walkable: Trails within the neighborhood but not walkable to any shops.
- Size of Community: 400 homes
- HOA Fees: $230/month
Visiting Auburn Village
When I pulled into the parking lot of the community center in Auburn Village, I could immediately feel the energy. Maybe I just caught it at a good time, but people were walking in from around the neighborhood. Others were parking their cars and heading into the community center with friends. It was just bustling with activity. When I got inside, the front desk was manned by a receptionist. There was a group of gentlemen in the billiards room playing a game. And there was a ladies group setting up for an event in the event hall. Overall, I kind of felt like I didn’t want to leave. I could see a place like this being home.
There was also a large outdoor pool area, with a huge covered veranda filled with tables. Everything outside was closed for winter, but I asked if they served food during the season because it really felt like the patio of a country club restaurant. But they didn’t serve food. I expect that people play cards or maybe bring coolers while they lounge around at the pool in the summer.
Honeycutt Farm at the Homestead homes for sale
The Homestead is a single story section in the larger master planned community at Honeycutt Farm in Holly Springs. There are no age restrictions but this section is geared towards folks who want first floor living. Honeycutt Farm has incredible amenities, including a clubhouse, pool, fitness center, dog park, walking trails, stocking fishing pond, and community fire pits for gathering with your friends. There are also community events throughout the year. There is a brand new Holly Springs town park being built across the street that will have a multigenerational recreation center, pickleball courts, basketball courts and sports fields, and a splash pad for the grandkids.
- Price Point: $500k – 650k
- Amenities: clubhouse, pool, fitness center, stocked fishing pond with walking trails, dog park, fire pits.
- Home style: Single family homes
- Home Sizes: 1800 – 2500 square feet
- Walkable: Trails within the neighborhood but not walkable to any shops. It will likely be walkable to the new Holly Springs town park.
- Size of Community: 202 homes
- HOA Fees: $79/month + $72/month
Regency at Holly Springs
Regency at Holly Springs is a luxury 55+ community from Toll Brothers. It is two miles to Holly Springs Town Center, with tons of shopping and restaurants. And it’s 3 miles from Holly Springs cultural arts center, where you can enjoy a host of music performances, comedy shows, and the community library. There is also a nationally ranked farmers market that meets outside the cultural arts center on Saturday mornings.
The community is located just across from 12 Oaks, Holly Springs premier golf and tennis community. Social membership at 12 Oaks is included in HOA, in addition to the extensive amenities that will be available at Regency. Once completed, amenities will include indoor & outdoor pools, fully equipped fitness center and fitness lawn, tennis and pickleball courts, state of the art clubhouse, walking and biking trails, dedicated lifestyle directors, planned community events. Lawn care is included in HOA as well.

Corbinton
Hard to find 55+ community just a mile and a half from downtown Hillsborough! Community has trails to downtown and you can access the Riverwalk on the Eno there! This is a real piece of small town life, with your exterior maintenance included!

The Encore at Wendell Falls
The Encore is a smaller 55+ section within the master planned community, Wendell Falls. Wendell Falls is known for it’s luxury style amenities, huge clubhouse with fitness center, resort style pool, on site coffee shop and an on site activities director. Other amenities include pool, lake pavilion with lakeside trails, a dog park, multiple community parks.
- Price Point: $450k +
